A home inspection is mainly an educational tool for the Buyer to determine if a safety hazard or significant material defect exists that would affect the value of the property.

As of December 20, 2001 legal changes have been implemented that affect the Agreement of Sale for real estate. The following wording has been added to the Property Inspection Contingency (paragraph 8):

Should Buyer elect to have a home inspection of the Property, as defined in the Pennsylvania Home Inspection Law, (see Pennsylvania Home Inspection Law Notice) such home inspection shall be performed by a full member in good standing of a national home inspection association, or by a person supervised by a full member of a national home inspection association, in accordance with the ethical standards and code of conduct or practice of that association.

In other words a fully qualified inspector must be selected for the inspections that the Buyer requires. . . AND the inspector must provide certification that he or she is qualified.

On February 18, 2001 the liquor control board changed its proceedures for transferring liquor licenses within Lancaster County.
